Homes and local risks

Living between the Atlantic and the Matanzas River

The city incorporated in 1959 and is small, about 2 square miles holding 6,803 people at the 2020 census. Its limits run from the ocean to the west edge of A1A, and from Pope Road south to the Sandpiper Village subdivision.

Anastasia Island is about 14 miles long and averages a mile wide, so no house here is far from salt spray. The island has a long history with erosion. Its original lighthouse collapsed in 1880 as the beach washed out beneath it. Salt film settles on every surface, so finishes and grout here need sealing and rinsing more often than inland.

Hurricane Matthew showed what surge can do. In October 2016 the National Hurricane Center reported storm-surge flooding at the sea walls here and more than 2 feet of saltwater intrusion on the island. Floors that sat in salt water have to come out, and the slab beneath needs to dry fully before anything new goes down.

Homes are a serious investment. The Census Bureau’s latest five-year estimate puts the median owner-occupied value at $634,400, and owners tend to pick a floor once and expect it to last through many hurricane seasons.

Local knowledge

SR 312, A1A and the sand that rides in on every foot

SR 312 links the island to the mainland, and the I-95 exit at SR 207 is signed for the beach, so the crew can reach town without crossing downtown. State Road A1A and County Road A1A both run north and south through the city.

Sand is the everyday problem. Grit carried in on feet and beach chairs works like sandpaper on soft finishes and dull wear layers. Entries, mudrooms and the strip inside a slider take the worst of it, so those spots get porcelain, coated concrete or plank with a tough wear layer.

Typical jobs are carpet-to-plank swaps in condos, porcelain in ground-floor rooms, coated lanais and pool decks after a pressure-washed prep and tear-outs after storms. Condo associations often set underlayment and noise rules, so get the board’s requirements before ordering material.

Services in St. Augustine Beach

Which floors stand up to Anastasia Island salt and grit?

Salt, sand and the occasional surge narrow the choices. These are the services island owners ask for, and the local reason for each.

Tile Flooring Installation

Porcelain ignores sand and salt and is on FEMA’s flood damage-resistant list. Large-format tile with tight grout joints makes the daily sweep after a beach day quick and easy.

Luxury Vinyl Plank Flooring

Plank keeps upper-floor condos quieter and warmer underfoot than tile. Pick a thick wear layer, leave the perimeter gap the maker asks for, and keep a mat at every door.

Pool Deck, Patio & Lanai Coatings

Lanais and pool decks a block from the dunes collect sand and salt film. A pressure-washed prep and a textured coating give bare feet grip and rinse clean with a hose.

Water-Damaged Floor Replacement

Saltwater that reaches a slab leaves residue that must be cleaned and dried out before new flooring. We remove the damaged material and test the slab before reinstalling.

Floor Sealing & Clear Coat Protection

Sealing concrete entries, garages and existing tile grout slows salt staining and keeps tracked-in sand from grinding into pores. Reapplying on schedule matters more here than inland.

Garage Floor Epoxy & Polyaspartic Coating

Island garages store bikes, boards and coolers, and they flood first. A ground, coated slab sheds water and sand and wipes clean after a storm cleanup.

Rental Property Flooring

If you rent out a condo or cottage, durable plank and tile cut turnover repairs. Owners with several units can ask for multi-unit pricing on matching floors.

Jimmy did a good job on repairs in my bathroom. Jimmy's a trustworthy Christian and we were comfortable leaving him alone working in our house.

Questions

Sand, saltwater and coated-entry questions

Will sand scratch a vinyl plank floor at the beach?

Yes, over time, if grit stays underfoot. Sand dulls and scratches the wear layer of any plank, so choose a thicker wear layer, put mats outside and inside each door and sweep often. On an island where A1A beach traffic brings sand into every entry, porcelain at the door and plank deeper inside is a sensible split.

What has to come out after saltwater gets inside?

Anything that soaked it up: carpet and pad, laminate, most floating plank and the baseboards behind them. IICRC S500 sorts water by contamination, and storm surge is not clean water, so porous materials get removed rather than dried in place. After Matthew pushed more than 2 feet of saltwater onto the island, the slab also needed cleaning, drying and testing before new floors.

Can you coat an entry or lanai so sand rinses off?

Yes. We pressure-wash and prepare the concrete, then apply a textured coating that keeps grip when wet and lets a hose clear the sand. For a lanai or a ground-level entry facing the dunes, that beats bare concrete, which holds salt and grit in its pores and stains over a few seasons.
