Homes and local risks

From Nocatee subdivisions to Hastings farmhouses

Few places in Florida have added people this quickly. The Census counted 273,425 residents in 2020, up 43.9% in a decade, and the county now estimates 346,328. Much of that growth went into master-planned communities in the northwest, where the unincorporated St. Johns area has more residents than St. Augustine, the county seat.

Those newer houses sit on concrete slabs, and many still have the carpet and plain tile they were sold with. That is where a moisture reading comes first, because a young slab in humid air can hold more water than glue-down plank or a coating will tolerate.

The coast is a different job. During Hurricane Matthew in October 2016, the National Hurricane Center measured water 5 to 7 feet above ground along this coast and dunes cut back 30 to 40 feet between Flagler Beach and Micklers Landing. Irma followed in 2017 and damaged about 250 homes county-wide.

The southwest still farms. Hastings took its name in 1890 from Thomas Horace Hastings, a cousin of Henry Flagler who grew produce for Flagler’s hotels, and it is known as the Potato Capital of Florida. Its older farmhouses get a look at what the floor is built on before anyone picks a material.

Local knowledge

Working the I-95 corridor, A1A and the county permit desk

I-95 runs the length of the county, with exits at CR 210 toward Ponte Vedra Beach, International Golf Parkway, SR 16 toward downtown St. Augustine and SR 206 toward Hastings. A1A carries the crew between the beach towns, so a Vilano job and a Crescent Beach job can share a day.

The county Building Department states that permits are required for most improvements and that the property owner must determine whether one applies. The City of St. Augustine runs its own permit office. Hastings has used county services since voters dissolved the town government, effective March 1, 2018.

Typical jobs here are plank or porcelain replacing original carpet in northwest subdivisions, flake coatings in two- and three-car garages, tile and coated entries near the beach and tear-outs after storm water. Most master-planned communities leave interior floors alone, but check your covenants before coating a garage.

Services in St. Johns County

Which floor jobs come up most between Ponte Vedra and Hastings?

The county is big enough that the right floor changes with the ZIP code. These are the requests we hear most, and why.

Flooring Installation

Homes built in the last twenty years often still have their first carpet. A full replacement starts with a measure and a slab reading, then a written quote before a single box is opened.

Luxury Vinyl Plank Flooring

Families in the northwest suburbs want one waterproof floor through kitchens, halls and living rooms. On fresh slabs we lay a moisture barrier under the plank whenever the reading calls for it.

Garage Floor Epoxy & Polyaspartic Coating

Big garages in newer subdivisions hold cars, golf carts and gear. Diamond grinding opens the slab so a flake coating bonds, and most garages are back in use within one to two days.

Water-Damaged Floor Replacement

Matthew and Irma both pushed water into coastal homes here. After any storm or leak, the wet material comes out and the subfloor dries and gets checked before new flooring goes in.

Tile Flooring Installation

FEMA guidance lists tile among flood damage-resistant floors, which suits ground floors near the beaches and inlets. Porcelain also shrugs off sand tracked in from A1A.

Hardwood & Laminate Flooring

Older farmhouses around Hastings sometimes keep wood floors worth saving. Elsewhere, engineered wood gives the look with less seasonal movement than solid boards in this humid climate.

Pool Deck, Patio & Lanai Coatings

Lanais and pool decks bake from June through November, which is also storm season. A pressure-washed, properly prepared surface lets a textured coating grip and stay cooler underfoot.

Jimmy did a good job on repairs in my bathroom. Jimmy's a trustworthy Christian and we were comfortable leaving him alone working in our house.

Questions

County coverage, permit and coastal floor questions

Do you cover all of St. Johns County, including Hastings?

Yes. Our regular area runs from the Duval line through Nocatee, World Golf Village and St. Augustine to the beach communities and the Hastings farm country. World Golf Village is about 30 miles from our base and Butler Beach about 46, so we group jobs by area and set the measure date when you call.

Is a permit needed to replace floors in St. Johns County?

No, not usually for finish flooring alone. Jurisdictions that adopt Florida’s residential code generally exempt tiling, carpeting and similar finish work, as the building official decides. The county Building Department still asks owners to confirm, and the City of St. Augustine has its own office. Subfloor framing or flood-zone improvements can change the answer.

Which floors hold up best in a coastal home east of the Intracoastal?

Porcelain or ceramic tile, vinyl and sealed or coated concrete are on the flood damage-resistant lists agencies draw from FEMA’s Technical Bulletin 2, while standard wood flooring is not. After Irma damaged oceanfront homes in Vilano Beach and Ponte Vedra Beach, that difference matters. We pair the floor with a slab test so it stays bonded.
