Homes and local risks
Arvida-era villas and patio homes on both sides of A1A
Development here began in 1972 after developer James Stockton Jr. bought a stretch of ocean frontage. The Players Championship started at the Country Club in 1974 and moved in 1982 to the TPC Stadium Course, which Pete and Alice Dye opened in autumn 1980. Housing filled in around those courses, and Arvida designed most of the Players Club side.
The census place counted 5,385 residents in 2020, with a median age of 59. The Country Club community lies east of A1A and is split into 38 smaller neighborhoods with about 1,409 residences. The Players Club association describes nearly 1,900 residences on about 1,200 acres, from condos and patio homes to estates and the Vicar’s Landing retirement community.
That age shows on the floors. Many villas still carry parquet, small ceramic or carpet from their first decades. Parquet on a slab is normally glued down, so taking it up means grinding off old adhesive before anything new goes in. The EPA notes that some older adhesives and vinyl backings contain asbestos, so suspect material gets tested before sanding or scraping.
Water is never far off either. The Players Club land runs between the Atlantic and the Intracoastal Waterway, so every slab gets a moisture reading before glue-down wood or plank goes over it.

Local knowledge
Gate access and architectural review inside the Players Club
Work behind the gates starts with paperwork. The Players Club master association says it provides architectural review and controls gate access, and each of its 16 subassociations, from Players Club Villas to Water’s Edge, has its own board, documents and management company.
A new interior floor rarely changes what a neighbor sees, but condo and villa documents can still set rules on hard surfaces, sound underlayment or work hours. Read yours, or call the management office, before anything is ordered. We supply product data sheets and the underlayment spec for the submittal, and we confirm gate access with you before the first visit.
Typical jobs are parquet and 1980s tile coming out of villas, porcelain or waterproof plank going into patio homes, and flake coatings in garages that hold a car and a golf cart. Off TPC Boulevard and around Sawgrass Village, many owners want the whole unit done in one visit so the association reviews a single scope.

Services in Sawgrass
Which floors suit a villa or patio home off TPC Boulevard?
These are the services owners on both sides of A1A ask about most, with the reason each one fits here.
Flooring Installation
Villa projects usually cover several rooms at once. One measure, a slab moisture test and a written quote give you a complete scope to hand the association before any material is ordered.
Tile Flooring Installation
Large-format porcelain is the common swap for small early ceramic. We set it over a crack-isolation membrane and keep the perimeter movement joints that TCNA Handbook EJ171 calls for.
Luxury Vinyl Plank Flooring
Plank goes in quickly and stays quiet over the right underlayment, which matters in attached villas. On slabs near the Intracoastal, we add a moisture barrier where the reading calls for one.
Hardwood & Laminate Flooring
Owners who liked the warmth of the old parquet often choose engineered wood instead. It moves less with humidity than solid strips, and NWFA guidelines call for checking slab moisture first.
Popped & Cracked Tile Repair
Tile that tents in a sunny Florida room usually went down without movement joints. We lift the popped section, replace it and add joints at the walls and changes of plane.
Garage Floor Epoxy & Polyaspartic Coating
Garages here hold a car and a golf cart, plus sand and grass tracked in from the course. A diamond-ground slab under a flake system holds up, and most finish in one to two days.

Questions
Floor questions from Players Club and Country Club owners
Who approves a floor change in a Sawgrass villa or condo?
Your neighborhood association does, if anyone does. The Players Club master association provides architectural review, and each of its 16 subassociations keeps its own board, governing documents and management company. Condo rules can cover underlayment and work hours even when nothing outside changes. Check your documents first, and we will provide product data sheets for any submittal.
Can old parquet stay under new flooring?
No, not as a rule. Parquet glued to a slab tends to loosen in patches, and a floor laid over it inherits those soft spots and adds height at doors and sliders. We remove it, grind off the adhesive and test the slab. If the old glue could contain asbestos, the EPA advises testing it before anyone sands or scrapes.
Which floors make sense this close to the ocean and the Intracoastal?
Porcelain tile and coated concrete are the safest picks when water is a worry. Agency handouts drawn from FEMA’s Technical Bulletin 2 list tile, vinyl and concrete as flood damage-resistant flooring, while standard wood is not. For a villa that rarely sees water, engineered wood or plank over a tested, sealed slab is a fair choice.
