Homes and local risks
From Amelia Island condos to Hilliard farmhouses
Nassau County was carved out of Duval in 1824 and covers about 649 square miles of land. Fernandina Beach is the county seat, and Callahan and Hilliard are the only other incorporated towns. The census counted 73,314 people in 2010 and 90,352 in 2020.
Amelia Island runs about 13 miles long, and its housing ranges from resort condos and beach houses to the late-1800s frame homes of the Fernandina historic district, many still on original heart pine. Near the ocean, the enemies are salt air and sand. In the old houses, it is age, patchwork repairs and humidity under a raised floor.
Inland, growth follows I-95. Yulee had 11,491 residents in 2010 and 14,195 by 2020, and Rayonier is building Wildlight as the first phase, about 4,200 acres, of a 24,000-acre plan. That means young slabs, builder carpet and new garages.
West of the interstate the county turns rural, with tree farming and pulp still at the heart of the local economy. Homes around Callahan and Hilliard include older frame farmhouses, some on crawlspaces, and manufactured homes on acreage. Those floors usually need the framing checked before anything new goes down.

Local knowledge
One road ties it together: A1A and SR 200
A1A doubles as SR 200 for about 20 miles, running from Fernandina Beach west through Yulee, across I-95 and US 17, to US 1 and US 301 in Callahan. Most jobs in the county sit within reach of that one corridor, and it is how the crew gets to island and inland addresses alike.
The economy splits along the same line. Tourism centers on Amelia Island, while Fernandina still runs two mills, Rayonier Advanced Materials’ cellulose plant and Smurfit Westrock’s containerboard mill. Shops, warehouses and plants across the county need coated concrete that handles forklifts and spills.
Typical jobs are tile and plank in island condos, flake coatings in Wildlight garages, chemical-resistant floors in shops, and subfloor repairs in rural homes. Finish flooring is generally exempt from permits under the residential code, but check with the county or your city building office before any framing or joist work.

Services in Nassau County
Which floor jobs fit Amelia Island, Yulee and the rural west?
Each part of the county leans toward different work. These are the services asked for most, with the local reason behind each one.
Luxury Vinyl Plank Flooring
Island condos and second homes want a floor that shrugs off sand and wet feet. Waterproof plank does that, provided the slab tests dry and a moisture barrier goes down where needed.
Hardwood & Laminate Flooring
Heart pine in Fernandina’s Victorian houses is worth repairing and refinishing. Where a room needs new wood, engineered boards handle coastal humidity better than solid strips do.
Garage Floor Epoxy & Polyaspartic Coating
New garages off SR 200 start with a clean slab that still needs grinding before any coating. A flake system on a diamond-ground surface resists hot-tire pickup and goes in over one or two days.
Buckled & Cupped Floor Repair
Raised farmhouse floors west of I-95 sag or bounce when joists or decking get wet. We open the area and repair the framing; structural work stays with a state-certified contractor where Florida law requires one.
Commercial Epoxy Flooring
Shops, warehouses and light industry in a mill and timber county need floors that take forklifts and chemicals. We grind to the profile the coating needs and can work after hours.
Water-Damaged Floor Replacement
A coastal storm on the island or a leaking well line in a country home both end the same way. We tear out to sound material, dry the base and rebuild with water-tolerant flooring.
Rental Property Flooring
Vacation rentals on Amelia Island and long-term rentals inland both need floors that survive turnover. Durable plank, with multi-unit pricing for owners with several homes, cuts repeat work.

I had an OUTSTANDING experience with JW Painting! Man behind his word and my bathroom is beautiful. I would highly recommend him, and have given his number to a few friends who are planning out their Spring projects. Thanks again Jimmy!
JW Painting was a dream come true. After another painter ghosted me, I hired JW Painting to complete the paint job. Jimmy and his team were very communicative, sent regular text and photo updates, and took pride in their work. Their work was amazing and they transformed my home from a beach shack to a palace. Jimmy even noticed that the bathroom tub needed resurfacing and he cleaned the kitchen sinks without even asking. A true professional that I have hired again to paint my next house. Live long and prosper Jimmy you run a tight ship! Highly recommend!

Questions
Floor questions from the island to the Georgia line
Do you cover the whole county, including Hilliard and Amelia Island?
Yes. Measured in a straight line from our west Jacksonville base, Callahan is about 17 miles, Yulee about 18, Fernandina Beach about 24 and Hilliard about 27. I-95 and US 1 cover the run, so island condos and rural homes are booked the same way: a measure, a moisture or subfloor check and a written quote.
What should I fix first in an older farmhouse with soft floors?
Start under the floor, not on top of it. In a raised frame house, soft spots usually trace back to wet decking or a joist, often near a bath, a kitchen sink or a washer. We open the area, find the cause and replace damaged decking. Joist or beam repairs fall under Florida’s state-certified contractor categories, so that part goes to the right trade.
Soft subfloor or salt-worn condo floor between Amelia Island and Hilliard?
Call (904) 533-7260 with the town and the rooms, and we will set up a measure and a moisture or subfloor check.
