Moving boxes on the porch and new vinyl plank inside a home ready for a military move in Orange Park, FL

Short answer

Work backward from closing day. Book the measure as soon as you have a contract and choose material that is in stock. Plan the install for the gap between closing and household goods delivery. Leave room for the AC to run, the slab to be tested and products to acclimate. Exact durations depend on the house and products.

PCS orders come with a report date, and the house hunt bends around it. If the home you are buying needs new floors, the window between closing and the moving truck can be short. This guide lays out a flooring timeline that works backward from closing day, with the steps that should not be skipped.

Why does a PCS move squeeze the flooring schedule?

Most military moves happen in summer. Military Times reports that peak PCS season runs May 15 to August 31, and that historically about 40 percent of household goods shipments move in that stretch. In 2018, a U.S. Transportation Command spokesman put the summer share at 42 percent in a 14-week period.

The two big Navy installations here pull from both sides of town. NAS Jacksonville, commissioned in 1940, sits between the St. Johns and Ortega rivers. Naval Station Mayport has grown into the third-largest naval surface fleet concentration area in the country.

Buyers spread out from there. Orange Park lies less than 6 miles from NAS Jax, and many of its households are military-affiliated. Atlantic Beach borders Mayport. Either way, families often close, take keys and expect a truck within days.

A flooring timeline working back from closing day

No two houses run on the same clock, so treat this as an order of steps, not a promise of days. Each phase depends on the house, the material and the dates you have.

PhaseWhat happensWhy it matters

The hard limit is ownership. Until closing, the house is the seller's, so the real work starts with the keys. Everything that can happen earlier, like the measure, the material choice and the scope, should.

What has to happen before the floor goes down?

Living conditions first. A vacant house may sit with the AC off or set high, and in a Jacksonville summer that leaves the air humid. That matters for testing. Under ASTM F2170, the slab and the air above it should be at service temperature and humidity for at least 48 hours before relative humidity testing. Each test hole then needs a 24-hour equilibrium period before the reading.

Acclimation. The NWFA's guidelines call for acclimating wood to the conditions it will see in use. Vinyl plank and laminate makers each set their own rule, so the printed installation guide for your product sets the wait.

Old floors and old adhesives. In older houses, the EPA warns that older vinyl tiles, sheet vinyl backing and some adhesives may contain asbestos. Those get tested before removal, which can add days you should plan for.

Cure times. Tile set in mortar and grout needs time before heavy loads, and each product lists its own hours. New construction is its own case. Most coating makers ask for roughly 28 days of cure on new concrete before a resinous coating goes down. A garage coating on a sound older slab is usually a one- to two-day job, which can wait until after the move.

What to have ready when you call from out of state

If you are planning the floors from another duty station, a short list of details turns a phone call into a real schedule.

Checklist

  • Closing date and the household goods delivery window from your moving company
  • Who will provide access: your agent, a lockbox or a family member
  • Rooms that need new floors, with photos of the current floors and any damage
  • What is under the carpet, if the inspection report says
  • Any HOA or condo rules for work hours, parking and approvals
  • Whether the AC and utilities will be on in your name at closing
  • The person who will do the final walkthrough if you cannot be there

Military Times also suggests discussing delivery expectations with the moving company early and packing essentials in case of delays. That delivery window is the date the flooring plan should protect.

Renting near the base, or renting a house out?

Renters rarely change floors, but landlords near the bases face their own deadlines. The Servicemembers Civil Relief Act covers tenants who get PCS orders after signing a lease. They can end it with written notice and a copy of the orders. On a monthly lease, termination takes effect 30 days after the next rent due date.

That makes turnovers predictable but quick. Durable vinyl plank across the whole unit, matched from one rental to the next, keeps repairs simple. Our rental property flooring page explains multi-unit pricing for owners with several doors.

Rental turnovers near the base often run on the same tight clock.

Older homes near Mayport carry an extra check. In Atlantic Beach, older cottages in Old Atlantic Beach and Selva Marina often hide moisture-damaged wood subfloors, which only show when the old floor comes up.

Trade-offs we see on the job with PCS deadlines

The fastest floor is the one already sitting in a warehouse nearby. A plank you love that needs to be special ordered can cost more days than the install itself. We usually suggest choosing from in-stock options and saving special orders for a later room.

Floating plank and laminate go down faster than tile, since there is no mortar or grout to cure. Tile is the better long-term pick for wet areas. One common split is plank in living spaces now and tile in baths before or after the move. In Orange Park, 1960s to 1980s ranch homes suit that kind of phased plan.

The step we will not skip is the test. Gluing or floating a floor over a slab that reads high saves a day now and invites cupping, odors or adhesive failure later. A short delay for testing is cheaper than pulling up a new floor in your first year.

Frequently asked questions

Can new floors go in before closing?

No, not usually. Until closing, the seller owns and controls the house, so installs wait until the keys change hands. What can happen earlier is the planning: a measure during an agreed visit, a material choice and a written scope. That way the crew can start soon after closing instead of losing days to scheduling.

How far ahead should I book a flooring installer for a PCS move?

As soon as you have a signed contract and a closing date. Peak PCS season runs May 15 to August 31, and summer is busy for installers too. Booking the measure early lets you pick in-stock material and lock a start date close to closing. If the dates move, a written scope makes rescheduling simple.

Do floors need to acclimate before installation?

Yes, most do, but the time depends on the product. The NWFA calls for acclimating wood to the conditions the room will see in use, with the AC running. Vinyl plank and laminate makers set their own acclimation rules in each installation guide. We follow the printed instructions for the exact product, because skipping them can affect the manufacturer's coverage.

Is it better to install floors before the household goods arrive?

Yes, by a wide margin. Empty rooms let the crew remove old flooring, prep the slab and install in one pass, without moving furniture and boxes around twice. If delivery comes first, plan to stage boxes in the garage or one finished room. Talk to the moving company early about the delivery window, because that date drives the schedule.

The bottom line

On a PCS move, closing day is the starting gun. Do the measure, material choice and scope before closing, and turn on the AC the day you get keys. Then test, acclimate and install before the truck arrives. Durations vary by house and product, so ask for the plan in writing.
